DEPOSIT DUE UPON RECEIPT OF THIS
RENTAL AGREEMENT. Please make checks payable to TRIPOWER VACATION RENTALS.
Receipt of your deposit will confirm your reservation. Should Deposit not be
received 14 days from making the reservation you are subject to cancellation.
If Trip Insurance (optional) is accepted, it must be paid with deposit.

BALANCE DUE IN FULL 60 DAYS PRIOR TO
ARRIVAL. Payable in U.S. funds. Long term 4 weeks or more) reservations have
special payment schedule (see attached). NO KEYS WILL BE GIVEN OUT UNLESS FULL
PAYMENT HAS BEEN RECEIVED. You may pay by Personal Check, Money Order, Cash or
Traveler Check. Credit Cards are accepted for
security deposits only. There is a cleaning charge on all reservations. PRICES
SUBJECT TO CHANGE WITHOUT NOTICE.SECURITY DEPOSITS. In addition to the rate a
security deposit is required. Your security deposit will be held for 60 days
after your departure. The deposit will be adjusted for damages, extraordinary
cleaning that might be necessary, laundry service beyond normal usage, long distance calls, or any
unpaid rents. In addition to the security deposit, a non-refundable booking fee
will be applied to all reservations.

CANCELLATION POLICY – Your security
deposit is forfeited if the reservation is cancelled. Written notice of
cancellation must be received no less than sixty (60) days prior to your
scheduled
arrival date. If less than sixty (60) days,
prepayment is subject to loss unless we are able to rebook the reservation.
Trip insurance is available for this purpose, see enclosed brochure. A $50.00
administrations charge is levied on all cancelled reservations.

SUBSTITUTIONS – We reserve the right
to substitute comparable accommodations, should the confirmed unit become
unavailable due to unforeseen circumstances. However, TriPower Vacation Rentals cannot
guarantee the rental rate. Renter reserves the right to accept or refuse the
substitute accommodations and rental rate.

RESTRICTIONS – Sorry, NO pets
allowed. Young adults between the ages of 18-24 must be accompanied by a
chaperone over 35. No motor homes, boats and/or trailers are permitted in
condominium parking lots.

FURNISHINGS – All of our rental units
are individually owned and are furnished and equipped for vacation living. Although TriPower Vacation Rentals administers minimum
standards required for a unit to participate in our rental program, quality of
furnishings and color schemes of the units may vary according to the individual
owners taste. Neither TriPower Vacation Rentals nor the owner shall be responsible for
providing additional furnishings or equipment not available presently in the
unit.

TENNIS, SWIMMING POOL – TriPower Vacation Rentals cannot guarantee that swimming pools will be heated or at what
temperature. That is under the control of the individual condominium
associations. Open/Close times and maintenance for swimming pool and tennis
courts are at the discretion of the condominium association and owner of
private homes. QUITE HOURS ARE 10 PM UNTIL 7 AM WITH NO EXCEPTIONS.

CLEANING – During your stay, you are
required to maintain the cleanliness of the unit and keep up with the
laundry. When you leave, please
leave only the sheets from the previous night and towels from that morning, no
dirty dishes, no food in refrigerator, and no dishes in dishwasher. Please
return your apartment to a presentable condition and our cleaning services will
complete the job of preparing the unit for its next occupants.

WHAT TO DO WHEN
YOU LEAVE
– We will appreciate your efforts in maintaining the cleanliness of the
unit and keeping up with the laundry. Please turn off Air Conditioner and close
windows. ALL KEYS MUST BE RETURNED TO OUR OFFICE. IF NOT RETURNED, $75.00 PER
KEY AND PASS WILL BE WITHELD FROM YOUR SECURITY DEPOSIT.

MAXIMUM OCCUPANCY – Occupancy is
based on 2 persons per bedroom and is indicated on the reverse side. The
occupancy limit cannot be exceeded without the consent of TriPower Vacation Rentals, as
agent. If you exceed this limit at any time, we will be happy to find you
additional accommodations.

MISCELLANEOUS CHARGES – A charge of
$25.00 or rnore will be held for EACH key lost or not returned to TriPOWER
Realty upon your departure. Check-out time is before 10:00 AM, unless later
check-out times have been approved by
TriPower Vacation Rentals. There will be a charge of one extra day
for anyone checking out after the set check-out time. There will be a $100.00
charge for key delivery for each lock-out; $150.00 after 6:00 PM.

VIOLATION OF RULES – Renter
understands that if he or any member of his/her party violates any of the
conditions or agreements in this contract, agent may terminate this contract
and enter premises by force or by statutory precedings. (See City Ordinance)

LOSS OR DAMAGETriPower Vacation Rentals will
not be held responsible for acts of theft or vandalism or otiler damage to tile
guests’ personal property.

IMPORTANT DISCLOSURES AND CONDITIONS:

Renter understands that rented
property may be for sale and may be shown with reasonable notice.

Renter is advised that TriPower Vacation Rentals operates as an agent for the owner of the property and will be
paid a commission by the owner.

All deposits, prepaid rents and any
other prepaid monies may be placed in an interest bearing account. Guest
understands and agrees interest earned on these funds will accrue to the
benefit of
TriPower Vacation Rentals.

Radon Gas: Radon is a naturally occurring radioactive gas that, when it
has accumulated in a building in sufficient quantities may present health risks
to persons who are exposed to it over time. Levels of radon that exceed federal
and state guidelines have been found in buildings in Florida. Additional
information regarding radon and radon testing may be obtained from your county
public health unit.

IF FOR ANY REASON, IT BECOMES
NECESSARY TO BRING SUIT AT LAW AGAINST GUEST CONCERNING ANY DEFAULT
IN THE TERMS OF THIS CONFIRMATION THEN
THE CONFIRMED GUEST SHALL BE LIABLE FOR
ALL THE COST OF SUCH SUIT, INCLUDING REASONABLE ATTORNEY’S FEES INCURRED.
